Moss spores land on your roof and begin to germinate in shaded, moist areas. At this stage, moss is barely visible — a faint green tinge in valleys and on the north-facing slope. The damage is minimal, but the clock has started.
Moss has established rhizoids (root-like structures) that penetrate the shingle surface. Visible green patches appear. The rhizoids begin to physically break down the asphalt matrix and lift shingle edges, allowing water infiltration.
Thick moss mats cover significant roof area. Shingle edges are visibly lifted. Water is pooling under shingles. Granule loss is accelerating as moss tears away the protective layer. Gutters are partially blocked by moss and debris.
Moss has caused irreversible structural damage. The roof deck may be rotting. Shingles are crumbling or missing. Active leaks are likely. At this stage, rejuvenation may not be possible — replacement may be the only option.
