BC Roof Maintenance Checklist

BC's wet climate demands more from your roof than most of Canada. This seasonal checklist helps you stay ahead of problems — and avoid expensive repairs.

🍂 Fall (September–November)

Clean gutters and downspouts
Blocked gutters cause water to back up under shingles — a leading cause of leaks.
Trim overhanging branches
Branches drop leaves and needles that trap moisture and accelerate moss growth.
Check flashing around chimney and vents
Flashing failures are the #1 cause of roof leaks. Fall is the time to find and fix them before winter rains.
Inspect shingles from the ground
Look for curling, missing, or visibly damaged shingles before the wet season begins.
Check attic ventilation
Poor ventilation causes moisture buildup that rots the roof deck from inside.

Monitor for ice dams (if applicable)
Ice dams form when heat escapes through the roof and melts snow that refreezes at the eaves.
Check attic after heavy rain
Look for water stains, drips, or moisture — early detection prevents major damage.
Keep gutters clear of debris
Winter debris accumulation blocks drainage and adds weight stress to gutters.
Note any moss growth
Moss grows fastest in BC winters. Document coverage to track progression.

🌸 Spring (March–May)

Full visual inspection from ground
Winter weather may have caused damage. Spring is the ideal time to assess.
Check for granules in gutters
Granule loss accelerates in winter. Spring gutter cleaning reveals how much was lost.
Assess moss and algae coverage
Spring is when moss is most visible. Assess coverage and consider treatment.
Inspect all flashings
Freeze-thaw cycling can loosen or crack flashings. Check all penetrations.
Consider professional assessment
If your roof is 8+ years old, spring is the ideal time for a professional condition assessment.
